A Gulf Sheikh, Hamdan bin Zayed Al Nahyan, foreign minister of Abu Dhabi, in the United Arabian Emirates, has indicated willingness to make major investments in Montenegro after discovering its long sandy beaches and other coastal and continental resorts, local media reported.The Vijesti daily reported on Monday that the Sheikh, who is also president of the First Gulf Bank, is especially interested in a 13-kilometre beach near the coastal town of Ulcinj, once a pirates’ harbour.

“He is thrilled with the natural beauties of Montenegro,” Vijesti’s source said. “He has announced great investments in Montenegro, in immeasurable amounts if it is necessary.”
A delegation of the Abu-Dhabi based First Gulf Bank, whose local partner is the Atlas Group, owned by the local businessman Dusko Knezevic, recently announced readiness to invest over a billion euros in Montenegrin tourism.

On Sunday, the Abu Dhabi royal family’s company, Capital Investment, signed a contract with Atlas to build a 100-million-euro business centre in the capital, Podgorica.
During his visit to Montenegro, the Sheikh met the republic’s Prime Minister, Zeljko Sturanovic, and visited a former military health centre in the coastal village of Meljine near Herceg Novi, which is likely to be privatised by Atlas.
Montenegro’s former prime minister, Milo Djukanovic, had previously visited Abu Dhabi, where he outlined potential investments in the Balkan country to his Arab hosts.
Abu Dhabi is one of seven emirates making up the United Arabian Emirates.

Predstavnici First Golf banke iz Ujedinjenih Arapskih Emirata saopštili su da je ta banka opredjelila milijardu eura za investicije u Crnoj Gori.Arapski investitori zainteresovani su za kupovinu i gradnju hotela na Adi Bojani, ulcinjskoj rivijeri i planinama, ali i za ulaganja u energetski sektor i istraživanja gasa i nafte u crnogorskom podmorju.Delegacija First golf banke predvođena direktorom Abdulhamidom Mohd Saidom, sastala se sa premijerom Željkom Šturanovićem, ministrima za turizam i ekonomski razvoj Predragom Nenezićem i Branimirom Gvozdenovićem, a domaćin im je bio predsjednik Atlas grupe Duško Knežević. Arapska delegacija sastala se i sa bivšim premijerom Milom Đukanovićem. Direktor First Golf banke Mohd Said kazao je novinarima da je njihova posjeta usljedila “nakon ostvarenih kontakata i prezentacije o mogućnostima ulaganja u Crnoj Gori, koju su prošlog meseca u njihovoj zemlji imali Knežević i Đukanović”. Crnogorski premijer Željko Šturanović rekao je da su arapski investitori zadovoljni bezbjednosnom situacijom u Crnoj Gori i da smatraju da je Crna Gora atraktivan prostor za investicije. First Golf banka je jedna od vodećih u Ujedinjenim Arapskim Emiratima, sa sjedištem u prestolnici Abu Dabiju i podružnicama u Dubaiju i ostalim Emiratima. Rasopolaže fondom za investicije od 10 milijardi eura, a zapošljava više od 2.000 ljudi.Organizovana je kao javno preduzeće, u vlasništvu nekoliko sinova pokojnog Šeika Zajed bin Sultan Al Nahjana.

    TAJKUN - Prema nezvaničnim najavama, Abramovič se priprema da po uzoru na bogate arapske šeike, na najlepšoj plaži u Crnoj Gori izgradi luksuzni turistički kompleks, koji bi celokupnu ulcinjsku oblast pretvorio u „novi Dubai”.
    Po Crnoj Gori se već „šuška” da su Abramovičevi zastupnici krenuli u kampanju. Naime, njegova ekipa pravnika i ekonomista već „inkognito” kupuje zemljište i kuće širom obale koja se nalazi u blizini Ulcinja, a eksperti smatraju da bi takva Abramovičeva politika mogla da mu stvori nemalu prednost u odnosu na konkurente, koji takođe pretenduju na prelepu plažu.
    Najozbiljniji Abramovičevi rivali su predstavnici kraljevske porodice iz Ujedinjenih Arapskih Emirata, kao i velika mađarska firma „Trigranit”, koja je najavila da bi u ceo projekat investirala tri milijarde evra.
    Inače, posle proglašenja nezavisnosti Crne Gore, cela obala je postala prava meka za bogataše, pri čemu su osobito novi ruski oligarsi pokupovali dobar deo primorja i na taj način od juga države napravili atraktivnu turističku destinaciju.
    Kvadratni metar zemljišta u Ulcinju ove godine prodaje se za 250 evra, što je pet puta više nego prošle godine.
    Pored ostalih u Crnu Goru verovatno dolaze i Ketrin Zita Džons i Majkl Daglas, a sestre Vilijams razmišljaju o izgradnji teniskih terena.

    Najbogatiji Grk kupio zemlju kod Svetog Stefana
    SITNICA Spiros Lacisa, grčki naftni magnat i brodovlasnik, kupio je veliku parcelu od 10.000 kvadratnih metara bez vode i struje na Crvenoj glavici nadomak Svetog Stefana za četiri miliona evra. Lacisovo bogatstvo procenjuje se na oko 20 milijardi evra.

    Peščani most između Ulcinja i Ade Bojane
    ATRAKCIJA Iz Vlade Crne Gore najavljeno je da je partnerstvo s državom glavni uslov za izbor stranog investitora i da strani investitori neće moći dobiti trajno vlasništvo nad tim delom obale. Velika plaža je površine oko 1.950 hektara, od čega država ima oko 1.400 hektara, a ostatak poseduju privatni vlasnici. Plaža je duga više od 13 kilometara i sastavlja Ulcinj i Adu Bojanu.

    Podgorica — Mađarska kompanija Trigranit planira da uloži nekoliko milijardi evra u izgradnju turističkih objekata kod Ulcinja.

    Da su atraktivne i još netaknute lokacije na crnogorskoj obali na meti jakih stranih investitora najbolje potvrđuje to što je mađarska kompanija Trigranit već uradila idejni projekat za Veliku plažu kod Ulcinja, pišu podgoričke Vijesti.

    Ova kompanija je zamislila da kompleks na Velikoj plaži bude evropski odgovor na Dubai, koji je u svetu prepoznat po modernim građevinama i atraktivnosti turističkih i hotelskih objekata.

    Prema projektu Trigranita, koji sadrži i visoku i nisku gradnju, zavisno od toga šta će crnogorske vlasti postaviti kao uslov na tenderu, predviđena je izgradnja hotelsko-turističkog naselja sa sadržajima koje imaju najmoderniji centri u svetu - hoteli, apartmani, restorani, barovi, bazeni, akva park, golf, teniski i fudbalski tereni, teatar, kazino, zelene površine, razne vrste velnesa…

    Mađarska kompanija, čiji su vlasnici Šandor Čanji, Piter Mank, Natanijel Rotšild i Šandor Demijan, predvidela je i gradnju hotela „Twin Towers“ na Velikoj plaži, a zamišljeno je i prokopavanje novog rukavca Bojane koji bi prelazio kroz novo naselje i ulivao se u more.

    Ipak, da bi Trigranit mogao da realizuje svoje planove moraće da učestvuje i pobedi na tenderu za Veliku plažu koji će biti raspisan u narednih nekoliko meseci. Glavni uslov tendera biće partnerstvo sa državom. Investitor bi obezbedio projekat i novac za izgradnju, država bi ustupila zemljište i zajednički bi upravljali i podelili vlasništvo.

    Trigranit, međutim, nije jedini zainteresovan za Veliku plažu. Arapski investitori, čiji su predstavnici nedavno boravili u Podgorici, svojim domaćinima su saopštili da su spremni za velika ulaganja u ovaj kompleks kod Ulcinja. Arape, pripadnike kraljevske porodice u Emiratima, u ovom trenutku preferiraju uticajni krugovi u Crnoj Gori.

    Velika plaža, oko koje će se investitori definitivno utrkivati, nalazi se između grada Ulcinja i ostrva Ada Bojana, dužine je 13 kilometara. Lokacija ima površinu od oko 1.950 hektara, od čega je u državnom vlasništvu oko 1.400 hektara, a ostatak poseduju privatnici.

    Velika plaža, zbog svoje veličine i obližnjeg zaleđa koje još nije eksploatisano, izuzev pojedinih privatnih kuća, može se smatrati najvažnijim potencijalom za razvoj turizma u Crnoj Gori.

    Roman’s private beach: a Dubai on the Adriatic

    As one of the richest men in Britain, he owns a string of mansions around the world and a flotilla of super-yachts, not to mention a football club.
    Now Roman Abramovich has his eye on one of the Mediterranean’s longest and most beautiful unspoilt coastlines.

    The billionaire is preparing to take on the financial might of a group of oil-rich Arab sheikhs as he prepares a bid for the eight-mile long Velika Plaza - or grand beach - in -Montenegro, where he plans to build a luxury tourist resort that would turn the country into a “new Dubai”.Most of the beach, renowned for its fine, light sand, is owned by the government of the newly independent country and will be privatised by public tender, in a sale to be -formally announced next month.
    Mr Abramovich’s representatives have recently been stealthily buying privately owned properties and land along the shore close to the southern port town of Ulcinj, ahead of the sale.
    Those experienced in such sell-offs say this has gained the 40-year-old owner of Chelsea an advantage over rivals, who include an investment company, owned by the rulers of the United Arab Emirates, and a big Hungarian property development company, Trigranit, which has offered to invest £2 billion in the resort.
    Montenegro’s stunning Adriatic coast is a favourite haunt of wealthy Russians, who can enter the country without visas. Its separation from Serbia last year has put it on a path towards EU membership, fuelling a property boom, and it is rapidly becoming a fashionable destination.
    The actress Catherine Zeta-Jones and her husband Michael Douglas and the tennis stars Venus and Serena Williams are among well-known figures who have travelled to view properties on Montenegro’s coast, which was used as the setting for much of the recent James Bond film, Casino Royale.
    Although a spokesman for Mr Abramovich told The Sunday Telegraph, “I am not aware that Roman has any such intentions,” a leading local lawyer confirmed that he was working for companies connected with the Russian.
    Dragan Prelevic, the managing partner of the law firm Prelevic, based in the capital, Podgorica, added: “I can unfortunately not reveal the details about my clients’ affairs, except that they are currently involved in acquiring property on the Velika Plaza and around it.”
    An spokesman for the -Montenegrin tourism ministry, which is involved in the -privatisation of the beach, said she knew of Mr Abramovich’s interest and was aware of his acquisitions of private property, though she could not yet comment officially.
    Mr Abramovich’s family owns a villa on the coast, and he has -frequently sailed to Montenegro on one of his four luxury yachts.
    The Russian emigré has built up an estimated fortune of £10.8 billion.
    He has British residences in Knightsbridge, west London, and West Sussex, where his 440-acre estate has stabling for 100 horses, two polo pitches, a swimming pool and a go-kart track. He also owns a Boeing 767 jet and a £1.1 million Ferrari FXX racing car.
    He is one of the many Russian investors whose interest in Montenegro is helping its tourism market become the fastest growing worldwide. The price of a square metre of land on the Velika Plaza has jumped from £34 to £170 over the past year - still a bargain compared with the price of £5,440 per sq m in more developed parts of the coastline.
    Aleksandar Vukicevic, the head of Dream Property Montenegro, a leading estate agent with mostly British clients, said: “A year ago the Ulcinj area was of virtually no interest to buyers. Now, following the news about Abramovich’s interest, things are changing drastically. There is talk of turning the country into a new Dubai.”
